7 First-Time Homebuyer Mistakes to Avoid (and What to Do Instead)

Buying your first home is such an exciting milestone—but let’s be honest, it can also feel a little overwhelming. I’ve worked with so many first-time buyers, and over the years, I’ve seen a few common mistakes pop up again and again. No shame—we all start somewhere! But knowing what to expect (and what to avoid) can make the process so much smoother and way less stressful.


Here are seven of the biggest first-time buyer mistakes I see, plus what you can do instead to keep things on track and actually enjoy the process.



1. Skipping Pre-Approval


Before you fall in love with a home, you need to know exactly what you can afford—and more importantly, what a lender is willing to back you on. Without a pre-approval letter, sellers likely won’t take your offer seriously, and you could lose out on a house you really love. This is one of the first things I help buyers tackle, because it sets the tone for everything else.


What to do instead: Talk to a lender early on—even if you’re just starting to browse. I’ve got some amazing, trustworthy ones I can connect you with.



2. Forgetting About All the Extra Costs


Buying a home isn’t just about the down payment. There are closing costs, inspections, insurance, moving expenses, and yep—lots of trips to Home Depot. It’s easy to underestimate how quickly things add up.


What to do instead: Plan for more than just the purchase price. I always go over the full picture with my clients so they’re not blindsided when those extra costs roll in.



3. Falling in Love With the First House


Sometimes you walk into that first showing and think, “This is it!” And hey, maybe it is. But without seeing a few other options, you won’t really have the perspective you need to make a confident decision. Emotions can cloud judgment fast.


What to do instead: Make a “must-have vs. nice-to-have” list before we start house hunting. That way, you stay grounded even when a place makes your heart skip a beat.



4. Skipping the Inspection


Even the cutest, most updated home can have serious hidden issues—foundation cracks, plumbing problems, or an aging roof. A lot of first-time buyers are tempted to skip the inspection to save money or move things along quicker, but it’s just not worth the risk.


What to do instead: Always get an inspection. I’ll help you find a great inspector and walk through the report with you so you understand what’s what.



5. Making Big Financial Moves Mid-Process


Once you’re under contract, it’s tempting to start buying furniture or even a new car—but hold off. Making major financial changes during escrow (like opening a credit card or financing a couch) can throw off your loan approval and delay or even cancel your closing.


What to do instead: Keep your finances steady until after you close. If you’re not sure if something will affect your approval, just ask—I’m always happy to double-check.



6. Not Thinking About Resale Value


Even if you’re planning for this to be your forever home, life happens. Careers change, families grow, and suddenly you’re selling again. It’s important to consider how desirable the home will be to future buyers too.


What to do instead: Focus on things like location, layout, and long-term appeal. I’ll help you spot features that hold value—and avoid ones that could make resale tricky.


7. Trying to Do It All Alone


Buying a home can be a lot. Between negotiations, inspections, financing, paperwork, and the emotional rollercoaster, it’s easy to get overwhelmed. You don’t have to figure it all out by yourself.


What to do instead: Work with someone who knows the process inside and out, advocates for your best interests, and keeps things calm, clear, and on track (yep—that’s me!).
